Exclusive Use of the Space

Renter has exclusive access to the agreed upon studio, (Front or Back), on the day(s) and time(s) agreed upon, with an approximate 15 minute transition period whenever possible, on either end of the specified time slot. Note: Renter has the right to prevent or otherwise manage the occasional, "walk through", as Renter deems necessary. A "walk through" is a person wanting to get to the changing room, bathroom, or the other studio, and has entered through the wrong door. The Golden Rule, absolutely, 100%, applies here.

Key Deposit

Renter agrees to pay forty dollars ($40) deposit in cash for a studio key. Renter is responsible for returning the studio key to Maple Street Dance Space LLC within one (1) week of final use of studio. Upon receipt of key, the key deposit will be returned to the Renter.

Non-Refundable Earnest Deposit to Confirm

Renter agrees to pay a Non-Refundable Earnest Deposit in order to hold and confirm studio time booked. This deposit is based on the Renter's first month in the studio, and the start date in that first month. A one-time invoice for Renter's Earnest Deposit will be emailed, and payment of that invoice will confirm this agreement. Renter has the option to pay directly through the invoice (PayPal), OR, see payment options below. If Renter cancels this agreement before taking use of the studio, the Non-Refundable Earnest Deposit may be applied toward future rentals within 6 months of this agreement.

Studio Rental Amount and Schedule of Payment

Rent is based upon an hourly rate of forty dollars ($40) plus tax, plus 4% online processing fee for payments made online, via PayPal link or one-time PayPal invoice. Due to demand and scheduling considerations, the rate for intermittent, ongoing rentals, such as “2nd & 4th Saturdays”, or “3rd Wednesdays”, for example, are charged at a higher rate of up to sixty dollars ($60) per hour, plus tax, etc. Possible discounts may be negotiable, depending on day, time, and number of hours per date requested. OR, simply utilize space as an incidental renter, as space is available, by requesting and renting space as needed. Rent is due on the first day of each month. Renter agrees to pay rent no later than the third day of the month. NOTE: RATES INCLUDE promotional support for public events including Contact Info, Description, Bio, photos/fliers, etc, & Schedule listing on our website, as well as announcements through our extensive email list and social media, fb & ig. Please provide your promotional material, including cost of your event, at your earliest convenience. Please include your own contact info in your promotional material, but use of the Maple Street logo is welcome, and provided upon request.

Payments can be made several ways

PayPal link on the welcome page of the web site; mail a check; or, deposit cash or check into rent box located in the Front Door Studio.

Late Fee & Grace Period

Renter will be charged a late fee of $15 and sent a one-time invoice for this fee, if rent is not received within three (3) days after the first of the month.

Unused Time: No Prorating due to unused time

Renter is responsible for all days and times reserved for their studio use. Because access to the studio during Renter's scheduled time is exclusive, full payments for scheduled time are due, "rain or shine", including ALL holidays. However, should something come up, Renter may have a substitute anytime, or reschedule, with 48 hours notice.

ASCAP & BMI Music Licensing Fee

Renter agrees to "pitch-in" sixty dollars total ($60) towards the Maple Street Dance Space, BMI & ASCAP License fees ($500+, annually, between the two) for the lawful use of recorded music for all public events happening at Maple Street. This fee is NOT due at signing, but rather broken up for payment when each bill comes due for the studio. BMI ($40) usually in May ASCAP ($20) usually in November An email reminder will be sent for each at the appropriate time.

Policies

Renter agrees to: (1) not use street shoes on the dance floors and ensure all persons with Renter follows the use of shoes in the studios. Street shoes are ANY kind of shoes worn between leaving the house and arriving at the studio; (2) Flamenco and Tap shoes are ONLY allowed on the roll out marley, in the Front Door Studio; (3) ensure the studio is clean upon leaving, this includes the bathroom; (4) turn off musical equipment, reset temperature control, turn off lights and lock all doors upon leaving the studio; (5) immediately notify Maple Street Dance Space LLC of any damage to equipment, dance floors, or anything else in the studio.

Liability

Each Renter assumes liability for injury to any persons they invite to the studio, including but not limited to: injury to themselves, injury to students in the Renter's class, injury to performers or collaborators in rehearsal, injury to guests or audience members at a showing.

Conclusion of Studio Rental Agreement

One (1) month's notice, with payment due for that month, is required to end this agreement between the Renter and Maple Street Dance Space LLC.

Modifications

The Renter and Maple Street Dance Space LLC must agree to any changes to this contract in writing. Depending on the schedule, additional hours can be added anytime. SUBTRACTING ongoing hours requires 30 days notice – see PRORATING & Conclusion of Studio Rental Agreement, above. No prorating for unused time.

Authority to sign

Each party has the authority to enter into this Rental Agreement and to perform all of its obligations under this Rental Agreement. The Renter has read and understands all of the above, and enters into this Rental Agreement with integrity, taking personal responsibility for the financial obligations, as well as the care and well being of the studio, and the Renter's place in it. The Renter understands that the Renter, and the Renter's clientele, are responsible for their own dance safety, and choose to be in this space, enjoying their time here knowing the risks, (and rewards!), involved with physical activities.

Upon confirmation of your rental

You will be emailed a “Housekeeping” list with everything you need to navigate the space, including instructions for unlocking and locking the space, as well as other important information like lights, sound, temperature, WiFi password, etc.
