Lock Code/Key Deposit

After confirmation of the rental is complete, Renter will be emailed a “Housekeeping” pdf, which will include information about getting into and out of the space, as well as other important information about navigating the space, such as heating, cooling, sound system, WiFi code, brooms, etc. Incidental Rentals that carry on beyond a month may need to be issued a key, in which case there is a $40 fully refundable key deposit - returned when the key is returned, within ONE WEEK of final use.

Exclusive Use of the Space

Renter has exclusive access to the agreed upon studio, (Front or Back), on the day(s) and time(s) agreed upon, with an approximate 15 minute transition period whenever possible, on either end of the specified time slot. Renter has the right to prevent or otherwise manage, the occasional, "walk through" as Renter deems necessary. A "walk through" is a person wanting to get to the changing room, bathroom, or the other studio, and has entered through the wrong door. The Golden Rule, absolutely, 100%, applies.

Payment Due / Non-Refundable Earnest Deposit

Payment / Non-Refundable Earnest Deposit is required to hold a spot and/or to confirm a rental. This payment/deposit varies depending on the nature of the rental, but in most cases, it is simply payment in full. In the event you have to cancel this agreement, if notice is given within 48 hours of the scheduled event, the payment you have made can be used as credit toward future rentals, to be used within 6 months. Upon signing of this agreement you can either go to the PayPal link on the front page of the website, or you can request an invoice. The PayPal link will automatically add tax, so if using the link, just input your rental amount and PayPal will do the rest. Payment will confirm this agreement.

Studio Rental Amount

Rent for standard studio use, i.e., classes, workshops, rehearsals, meetings, is based upon an hourly rate of forty dollars ($40) plus tax, plus 4% online processing fee for payments made online, via PayPal link or invoicing, with a one hour minimum. Dance Hall Rate, for personal parties or dance socials is based upon a flat fee for use of both rooms, at $333/night, plus tax, or, Music Hall Rate, is $222/plus tax. Both require a 4% online processing fee for payments made online, via PayPal link or invoicing. RATES INCLUDE promotional support for public events through Special Event Listings, including Contact Info, Description, Bio, photos/fliers, etc, & Schedule listing on our website, as well as announcements through our extensive email list and social media, fb & ig. Please provide your promotional material, including cost of your event, at your earliest convenience. Please include your own contact info in your promotional material, but use of the Maple Street logo is welcome, and provided upon request.

Unused Time: No Prorating due to unused time

Renter is responsible for all days and times reserved for their studio use. Because access to the studio during Renter's scheduled time is exclusive, full payments for scheduled time are due, "rain or shine", including all holidays. However, should something come up, Renter may reschedule, with 48 hours notice.

Policies Renter agrees to

Renter agrees to: (1) use only clean soled shoes on the dance floors and ensure all persons with Renter follows this policy. Please do not wear your street shoes, those worn between leaving the house and arriving at the studio, on the dance floors. Bring a second pair of clean soled shoes to change into, once inside the studio. (2) Flamenco and Tap shoes are ONLY allowed on the roll out marley, in the Front Door Studio; (3) ensure the studio is clean upon leaving, this includes the bathroom; (4) turn off musical equipment, reset temperature control, turn off lights and lock all doors upon leaving the studio; (5) immediately notify Maple Street Dance Space LLC of any damage to equipment, dance floors, or anything else in the studio.

Liability

Each renter assumes liability for injury to any persons they invite to the studio, including but not limited to: injury to themselves, students in the renter's class, injury to performers or collaborators in rehearsal, injury to guests or audience members at a showing.

Modifications

The Renter and Maple Street Dance Space LLC must agree to any changes to this contract in writing.

Authority to sign

Each party has the authority to enter into this Rental Agreement and to perform all of its obligations under this Rental Agreement. The Renter has read and understands all of the above, and enters into this Rental Agreement with integrity, taking personal responsibility for the financial obligations, as well as the care and well being of the studio, and the Renter's place in it. The Renter understands that the Renter, and the Renter's clientele, are responsible for their own dance safety, and choose to be in this space, enjoying their time here knowing the risks, (and rewards!), involved with physical activities.

ASCAP & BMI Licensing Fee

Applies only to public events. A "pitch-in" fee of five ($5) dollars toward licensing fees for each of these two organizations is applied for each incidental rental in order to help Maple Street cover the cost of providing lawful use of recorded music for all public events. This fee will be added in your invoice.
